Mortgages for expats

If you are an expat, obtaining mortgage advice and information is critical, especially in today’s Dutch financial market.

 

Depending on your personal and financial situation, your needs as a mortgage consumer will differ. However, one thing will remain the same: you need the guidance of a professional who will get you the best product and interest rate to suit your needs.

You receive an invoice from us at the end of a successful mortgage application - unless otherwise agreed upfront - and the advisory fee is deductible from your income taxes!


Insurances

By getting the right insurance you may save a lot of money now and in the future. We can arrange several types of insurances and attractive monthly premiums for you. Below you can read about the most common insurances in the Netherlands which are usually taken out with a mortgage.

Many insurance companies offer combination packages at attractive prices.

Arranging the below insurances (except for life insurance) related to your mortgage are included in the basic fee of our mortgage consultancy!

Life Insurance (levensverzekering)

In almost every mortgage construction a life insurance is advised, so that the burden to your survivors and the risk for the bank is partially relieved. Your family members can continue to live in your home and the bank is assured of continued pay.

House insurance or homeowner's insurance (woonhuisverzekering or opstalverzekering)

A standard house insurance policy covers fire, storm, burglary, leakage and pays to repair or rebuild your home if it is damaged or destroyed. For example, it should cover if a storm damages your roof or frost damages your pipes. Pay close attention to what is listed in your policy.

Household insurance (inboedelverzekering)

Household insurance covers your home contents and your belongings against loss, damage or theft.

It covers damage to your furniture, equipment, electrical items, jewelry due to fire, lightning, theft or water.

Liability insurance (aansprakelijkheid)

In the Netherlands, you are responsible by law for the damage you have caused unintentionally to another person and/or their belongings. Even if you don’t intend to break something or hurt someone, you are accountable for it and you need to compensate the other party. The amounts that you need to pay sometimes can be very high (for example in the event of a personal injury). In this case it's wise to protect yourself against these financial implications with a liability insurance. This insurance covers not only the damages caused by you, but also your family (partner and kids) or pets for a low premium of only € 3-5 per month. For example if during cycling your children damage someone’s car, having this insurance will be convenient.


Income Guarantee (inkomensgarantie) – Disability Insurance

With an occupational disability insurance you insure yourself of a desired income if you are unable to perform your work and earn money due to a disability.

The Income Guarantee insurance prevents an unwanted fall in your income if you can no longer work due to an illness or accident. When taking out the insurance, you state which income you want to continue to receive.

 

 

Housing Costs Insurance (woonlastenverzekering) – Disability and Unemployment Insurance

With the Housing Costs Insurance you can make sure that in the event of occupational disability or unemployment the monthly costs of the mortgage can be (partially) paid.

The unemployment cover can only be taken out in combination with the disability cover.

Our services do not end here. We offer ‘after care’ services as well.

Updates

After taking out a mortgage successfully, we will keep you informed of any relevant changes in circumstances that might be applicable to you in order to make adjustments (if possible and if necessary) to the chosen financial products. These changes can happen through alterations in legislation, changes to product conditions and terms or changes in your personal situation. In case there are any changes in your personal situation, please  let us know.

 

After the registration of the mortgage we will regularly keep you informed via email. In case any action needs to be taken or changes need to be made in your mortgage construction (for example due to renovations or changes in your personal situation) extra costs could be involved for our services.

Provisional (or preliminary) refund

As you are paying your mortgage interest monthly, Mortgage Masters can arrange for you – through collaboration with professional tax advisors - that you also receive your tax benefit monthly. After filing the tax form for a provisional refund for mortgage relief requested at the Dutch tax authority, the balance between your monthly mortgage expenses and the tax refund becomes your net monthly payment.

 

When requesting preliminary refund, you have two options: you can either apply to receive the total tax benefit in monthly instalments or you can request a partial refund. For example, if your total monthly tax refund is € 200 and you apply only for € 100 refund, your net monthly payment is € 100 lower. You have to pay the monthly gross amount to the money supplier and you will receive the partial refund also monthly from the tax authority. When you do your annual tax return, you will receive the difference in one amount.

Insurance claim

If you took out any of the insurances mentioned in our Services through Mortgage Masters, once you have experienced a loss covered by your policy, please contact us and we will do the formal request for you at the insurance company for compensation.

Annual tax return

In the Netherlands, the fiscal year runs from the 1st of January to the 31st of December. In general tax returns have to be submitted before the 1st of May, but if you submit it before the 1st of April, the tax authorities will assess your return before the 1st of July. If you work as an employee, payroll tax is already withheld from your salary and making your own tax return is not too difficult as most of it is already prefilled for you by the tax authorities. However, when you have a mortgage, tax return becomes quite complex and challenging and you might need the help of a financial expert. If you want to make sure that your tax return is flawless and all your deductible costs are correctly included, Mortgage Masters can help you with it through collaboration with experienced tax advisors!
